Free listings
Free property listings for UK homeowners
A HausMart listing is free to create, free to keep live and free when you sell. This page explains exactly what a free listing includes, what information you need to hand, and how the matching engine uses that information to put your property in front of the right buyers.
In short
- No listing fee, no monthly fee and no sales commission on a standard listing.
- Up to 15 photographs, full property details and a public, crawlable listing page.
- Matched automatically to buyers by location, budget, bedrooms and lifestyle pins.
- Optional Gold upgrade adds more photographs and more frequent promotion.
What a free listing includes
- A permanent public listing page with its own address, sharable on any platform.
- Up to 15 photographs and a full written description.
- Complete property details: price, type, bedrooms, bathrooms, tenure, council tax band and key features.
- Automatic matching into the swipe feeds of buyers whose saved requirements fit your home.
- Inclusion in local for-sale and house price pages for your town and postcode district.
- A seller dashboard showing views, saves, swipe activity and enquiries.
- Direct enquiries from buyers, with no call centre in between.
What you need before you start
You can build a listing in one sitting if you gather a few things first: your asking price, the bedroom and bathroom counts, tenure and lease details if leasehold, council tax band, and your EPC rating. Photographs are the part most people underestimate, so set aside an hour on a bright day rather than shooting on the way out of the door.
The listing wizard saves as you go, so a half-finished listing is never lost. Nothing is visible to buyers until you choose to publish, and you can go back and edit any field afterwards.
How matching decides who sees your property
Buyers on HausMart do not just type a postcode. They set a search area, a budget range, a minimum bedroom count, property types they will consider, and lifestyle places they care about — a workplace, a school, a station, a relative's address. Every live listing is scored against that brief and the closest matches appear first.
This is why completeness matters more here than on a conventional portal. A listing missing its bathroom count or tenure cannot be confirmed as a match for a buyer who specified those things, so it appears further down or not at all. Filling in every field is the cheapest improvement available to a free listing.
Photographs, floor space and presentation
Fifteen photographs is enough to cover a typical three or four bedroom home properly: an exterior, the main living space from two angles, kitchen, dining area, each bedroom, each bathroom, the garden and any parking or garage. Lead with the strongest interior shot rather than the front door.
If you have a floor plan, add it. Buyers use floor plans to rule properties in as much as out, and a listing with a plan typically holds attention longer than one without. Where a photographer would help, HausMart lists local property photographers who quote directly.
Free listings for estate agents and private sellers
HausMart is a marketplace rather than an agency, so private sellers and estate agents publish side by side. Agents keep their branding on every listing and can manage stock from an office account, while private sellers manage a single property from the same dashboard. Buyers see the same matching data either way.
Whichever route you use, the legal transfer is handled by a regulated solicitor or licensed conveyancer that you instruct, and any mortgage or protection advice comes from an authorised firm. HausMart provides the listing, the matching and the demand data — not the regulated services around them.
Keeping a listing working
- Refresh photographs seasonally if the property has been live for a long period.
- Review the price against new sold prices in your postcode district every few weeks.
- Answer enquiries the same day where you can; matched buyers are usually actively viewing.
- Use the demand data in your dashboard to decide between a price adjustment and better presentation.
- Mark the property under offer or sold so buyer feeds stay accurate.
Frequently asked questions
- How many photographs can I upload on a free listing?
- Up to 15 on a free listing. The optional Gold upgrade raises that to 50 and promotes the listing more frequently.
- Is there a time limit on a free listing?
- No. A free listing stays live until you mark it sold or unpublish it.
- Can estate agents create listings?
- Yes. Agents can list stock on HausMart with their own branding and manage it from an office account.
- Will my address be public?
- You control the level of address detail shown. Town and postcode district are used for local search pages and matching.
- What happens when I accept an offer?
- Mark the listing as under offer, instruct your conveyancer, and continue managing the sale directly with your buyer.
