Instruct before you market
Government reform is pushing the whole transaction earlier: title, searches, leasehold papers and the seller questionnaire prepared before the first viewing. A solicitor instructed on day one is the single biggest thing you can do to shorten your sale.
Conveyancing is not optional
Transferring legal title has to be done by a solicitor or licensed conveyancer regulated by the SRA or CLC. They handle contracts, searches, enquiries, anti-money-laundering ID checks, stamp duty and registration at HM Land Registry.
Compare the whole cost
A headline fee is not the price. Ask for legal fee, VAT and disbursements — searches, Land Registry fees, bank transfer, leasehold management packs — in one written quote, and check whether 'no sale, no fee' really means no charge if it falls through.
Ask about capacity, not just price
The cheapest quote is expensive if enquiries sit for three weeks. Ask who runs your file, their average time to exchange, and whether they work digitally with upfront property packs and reusable digital ID.
