Stamp duty questions
- How much stamp duty do I pay in England and Northern Ireland?
- Standard residential SDLT is charged in bands: nothing on the first £125,000, 2% from £125,001 to £250,000, 5% from £250,001 to £925,000, 10% to £1.5m and 12% above that. The calculator applies the bands to your price automatically.
- Do first-time buyers pay stamp duty?
- First-time buyers in England and Northern Ireland pay no SDLT on the first £300,000 of a home costing up to £500,000. Above £500,000 the relief is lost entirely and standard rates apply. In Scotland, first-time buyer relief covers the first £175,000 of LBTT. Wales has no first-time buyer relief for LTT.
- What is the stamp duty surcharge on a second home or buy-to-let?
- An additional 5% is added on the full purchase price in England and Northern Ireland, and an 8% Additional Dwelling Supplement applies in Scotland. Wales uses separate higher LTT rate bands rather than a flat surcharge.
- When do I have to pay stamp duty?
- Your conveyancer normally files the return and pays on completion. The deadline is 14 days from completion in England and Northern Ireland, and 30 days in Scotland and Wales.
- Does the seller pay stamp duty?
- No. Stamp duty is paid by the buyer. If you are selling, your costs are conveyancing, an EPC and any agency fee — which is why listing on HausMart is free.
