Start with where, not what

Location decides more of your daily life than any feature inside the house. HausMart opens on where you are and lets you widen or narrow the area with a radius, a drawn shape on the map, or a named town or postcode district. If you commute, pin the workplace; if you have school-age children, pin the school. Those pins become part of the score rather than a filter that silently hides homes.

Widening a search area by two or three miles often changes what your budget buys more than raising the budget itself. It is worth running the same brief across two or three neighbouring areas before deciding where to focus viewings.

Set a budget that reflects the real cost

Your purchase budget is the price plus the costs that arrive with it: stamp duty where it applies, conveyancing, searches, a survey, mortgage arrangement fees and removals. It also helps to know your monthly position rather than only the headline price. A property £15,000 cheaper with a higher council tax band and an F-rated EPC may cost more to live in than the one you rejected.

Understand the Match Score

Each property you see carries a personal score out of 100 showing how closely it matches your brief: distance from your pinned places, price against your budget range, bedrooms and bathrooms, property type, and whether the specific features you asked for are present. Two buyers looking at the same house will often see different scores, because the score describes the fit rather than the house.

Swiping trains it. Passing on a property removes it and teaches the model what you do not want; saving one tells the seller a matched buyer is interested and sharpens the ranking for everything that follows.

Judge value with local price data

Every town and postcode district on HausMart has a house prices page built from HM Land Registry Price Paid and House Price Index data. Use it to see what has actually sold nearby, at what price, and how values have moved over the last year rather than relying on asking prices.

If a property is priced noticeably above comparable sold prices, there is usually a reason — an extension, a plot, a recent refurbishment, or an optimistic vendor. Knowing which it is before the viewing changes the conversation you have.

What to check before you view

  • Tenure, and for leasehold: years remaining, ground rent and service charge.
  • Council tax band and EPC rating, both of which affect running costs.
  • Whether extensions and conversions have building regulations approval.
  • Broadband and mobile coverage if you work from home.
  • Parking arrangements, especially where they are on-street or permit-based.
  • Flood risk and any past subsidence or damp remediation.

Making an offer

An offer is stronger when it is clear. State your price, your funding position, whether you have a property to sell, and the timescale you can work to. A mortgage agreement in principle and a solicitor already chosen tell a seller you are ready in a way that a higher number from an unprepared buyer does not.

Once your offer is accepted, your conveyancer takes over the legal process: searches, enquiries, contract and exchange.
