How HausMart property matching works
HausMart is a UK property marketplace built around a simple idea: buyers should be shown homes that fit their requirements, and sellers should be able to advertise without paying a percentage of their sale. This page explains both sides of the platform, how the scoring works, and where our responsibilities end.

For buyers: a brief instead of filters
Conventional portals ask you to filter a national list down. HausMart asks what matters first: where you want to live and how far you will travel, your budget range, the minimum bedrooms and bathrooms, the property types you would consider, and the specific places that anchor your week — a workplace, a school, a station, family.
That brief is stored against your account and used to score every live listing. You then work through a ranked deck: pass on what does not suit, save what does. Passing removes a property permanently and refines the ranking; saving records interest and notifies the seller or agent that a matched buyer is engaged.
You can change the brief whenever your situation changes, and you can run more than one — a realistic search and an ambitious one, or two different towns.
For sellers: free listings and real demand
Creating a listing costs nothing and there is no commission when you sell. You add photographs, the full property details and a description, then publish. From that point the property is matched into buyer feeds and appears on the local for-sale pages for your town and postcode district.
Your dashboard shows a Demand Score built from anonymised buyer behaviour: how many active buyers match your property, your save and right-swipe rate against the local average, detailed views and viewing enquiries. That is evidence you can act on — a strong match count with weak engagement usually points at photographs or price, while low match counts point at the brief-facing details.
For estate agents
HausMart is a marketplace, not a competing agency. Agents publish stock the way they would to any portal, keep their branding on every listing, and manage properties from an office account with per-listing demand data. Buyer enquiries go to the agent, not through us.
How the scores are calculated
- Match Score: distance from pinned places, price against budget, bedrooms and bathrooms, property type and requested features, expressed as a personal score out of 100.
- Demand Score: matched active buyers, right-swipe rate versus the local average, saves, detailed views and viewing enquiries over a rolling window.
- Both scores describe fit and interest. Neither is a valuation, a survey or a guarantee that a property will sell.
Where the data comes from
Property facts come from the person or agency who listed the home. Local price context — average prices, recent sold prices and annual change — comes from HM Land Registry Price Paid and House Price Index data. Mapping is drawn from OpenStreetMap. Where a figure is an estimate rather than a recorded fact, we label it as one.
We do not physically inspect properties, so listing content is not independently verified. If something in a listing looks inaccurate or suspicious, report it from the listing page or email hello@hausmart.co.uk and it will be reviewed.
How HausMart makes money
Standard seller listings are free. Revenue comes from optional upgrades — the Gold listing tier for sellers who want more photographs and more frequent promotion — from estate agent office subscriptions, and from partner professionals such as conveyancers, surveyors, mortgage brokers, photographers and builders who receive quote requests from users who ask for them.
Partner introductions are exactly that. Any conveyancing, survey or regulated financial advice is provided by that firm under its own terms and regulation, and you are always free to instruct someone else.
Privacy and control
Your brief, your swipes and your saved properties are yours. Sellers see aggregate demand data, not your identity, until you make an enquiry. Account areas such as dashboards, alerts and saved properties are private and excluded from search engines.

- How does HausMart property matching work?
- You set a brief covering area, budget, bedrooms, property type and the places you travel to. Every live listing is scored against that brief and presented in ranked order.
- Is HausMart an estate agent?
- No. HausMart is a listing and matching marketplace used by private sellers and by estate agents. We do not act as your agent in a sale.
- Does HausMart verify listings?
- Listing content is supplied by the seller or agent and is not independently inspected. Suspicious listings can be reported and are reviewed.
- Does HausMart handle the legal conveyancing?
- No. Conveyancing is carried out by a regulated solicitor or licensed conveyancer that you instruct, and regulated financial advice by an authorised firm.
- What does it cost?
- Buying and searching is free. A standard seller listing is free with no commission. Optional upgrades and agent office subscriptions are paid.
